Netflix has expanded its Indian footprint by leasing over 41,000 sq ft of office space in Hyderabad’s Madhapur district. Paying a monthly rent of ₹39.36 lakh at the International Tech Park bolsters Netflix’s visual effects capabilities and aligns with Telangana’s vision of becoming a global AVGC powerhouse.

The global streaming landscape is shifting its weight toward India, and Netflix is leading the charge with a significant new physical footprint. Through its subsidiary, Los Gatos Advanced Imaging and Visual Effects India LLP, the entertainment titan has finalised a lease for 41,435 square feet of premium office space in Hyderabad. Located in the Atria Block of the International Tech Park Hyderabad (ITPH) in Madhapur, this expansion marks a strategic investment in the city’s burgeoning reputation as a centre for technical and creative excellence.

Strategic Leasing in the Heart of Madhapur

This new facility is not just a workspace; it is a long-term commitment to the region. The lease, which officially commenced in August 2025 with rent payments beginning in October, spans a five-year term at a rate of ₹95 per sq ft. Beyond the monthly rent of ₹39.36 lakh, the agreement includes a significant security deposit of ₹2.36 crore and a 5% annual rent escalation. To accommodate its growing team, Netflix has also secured 41 car parking slots and 124 two-wheeler spaces, ensuring the infrastructure matches its operational scale.

Industry experts note that this transaction features a three-year lock-in period, a standard practice for high-stakes commercial leases in India’s Grade-A office market. The choice of ITPH, managed under the CapitaLand India Trust, places Netflix in the middle of a high-density tech corridor, surrounded by global peers and a deep pool of specialised talent.

Powering the Global Production Engine

This expansion is the latest chapter in Netflix’s ongoing integration into the Indian creative ecosystem. Earlier in 2026, the company launched its global production and innovation studio, Eyeline Studio, in the same city. In a statement regarding the launch, the company noted, “The Hyderabad facility is the fifth global location for Eyeline, building on the network established in Los Angeles, Vancouver, Seoul, and London.” By situating this hub in Hyderabad, Netflix is connecting Indian talent directly to its international pipeline. The company emphasised that the studio is “designed as a fully integrated part of Eyeline’s global network,” and it will directly “contribute to high-end visual storytelling worldwide.” This move perfectly complements the Telangana government’s mission to establish Hyderabad as a global hub for Animation, Visual Effects, Gaming, and Comics (AVGC).

A Growing Trend in Premium Commercial Real Estate

Netflix’s move follows a pattern of high-value office transactions by tech and media conglomerates across India. For instance, the company recently renewed its massive 1.37 lakh-sq-ft lease in Mumbai’s Godrej BKC for a staggering ₹4.28 crore per month. Meanwhile, other giants like Meta (Facebook India) have similarly expanded in Hyderabad, recently leasing nearly 70,000 sq ft in Hitec City.

As the flexible and permanent office space industry continues to evolve, these massive Grade-A leases prove that the physical office remains a vital asset for innovation and culture. For Netflix, the Hyderabad expansion isn’t just about square footage—it’s about securing a front-row seat in one of the world’s most vibrant content-creation markets.
