Table Space Expands Maharashtra Footprint with 4.25 Lakh Sq Ft, Enters Navi Mumbai

Table Space has added 425,000 sq ft of Grade A office space across Pune and Navi Mumbai, taking its Maharashtra portfolio to 2.6 million sq ft. The expansion targets GCCs and enterprises, with strategic locations in Wakad, Yerwada, Koregaon Park, and Airoli, reflecting rising demand for flexible workspaces.

Managed workspace operator Table Space has significantly expanded its presence in Maharashtra, adding approximately 425,000 square feet of Grade A office space across key business locations. With this move, the company’s regional portfolio has grown to nearly 2.6 million square feet, reinforcing its position in one of India’s most competitive office markets.

The expansion is largely focused on Pune, which continues to attract strong demand from enterprises and the Global Capability Centre. At the same time, Table Space has marked its entry into Navi Mumbai, signalling a broader strategy to tap emerging business districts beyond traditional hubs.

Pune Emerges as Core Growth Engine

A major portion of the new capacity—around 376,000 square feet—is concentrated across three micro-markets in Pune. Each location has been selected to align with specific occupier needs and workforce dynamics.

In Wakad, at EON West, the company has taken about 130,000 square feet near key highway intersections. This location is strategically positioned to serve talent hubs such as Hinjewadi and Baner, making it ideal for technology firms and fast-scaling teams.

Yerwada hosts the largest addition, with approximately 146,000 square feet, located close to a metro station and within a short distance from the airport. The connectivity and accessibility make it particularly attractive for global firms and leadership teams that require frequent travel and seamless mobility.

In Koregaon Park, Table Space has expanded its footprint to around 100,000 square feet within a premium commercial property. This micro-market is positioned to serve BFSI companies and corporate headquarters seeking high-quality office environments.

Entry into Navi Mumbai Signals Market Shift

Beyond Pune, the company has made its first move into Navi Mumbai by securing space at Mindspace Airoli East. This location is being positioned as a cost-efficient alternative to Mumbai’s central business districts, offering access to a growing talent pool across Thane and Navi Mumbai.

The upcoming Navi Mumbai International Airport further strengthens the location’s long-term appeal, making it a strategic bet for enterprises looking to balance cost, connectivity, and scalability.

Enterprise Demand Driving Flex Growth

The expansion reflects a broader shift in how enterprises approach office leasing. Companies are increasingly moving towards managed, flexible workspace solutions that enable faster expansion and greater operational efficiency.

Highlighting this trend, Kunal Mehra, President and Co-CEO, said, “Enterprises are increasingly prioritising speed-to-market and ESG compliance. We are enabling global brands to scale with agility.”

This shift is particularly evident among Global Capability Centres, which now account for a significant share of Grade A office leasing in India. These centres are driving demand for high-quality, flexible workspaces that support collaboration, innovation, and rapid scaling.

Large Enterprise Deals Reinforce Momentum

Table Space’s recent leasing activity underscores its growing traction among global enterprises. In one of its notable transactions, the company leased 5.34 lakh square feet of office space in Gurugram to Google at a monthly rental of ₹3.47 crore.

The operator’s client portfolio includes leading multinational corporations such as EY, Dell, Fujitsu, AMD, GKN Aerospace, Shell, and Analogue Devices, reflecting strong demand from technology, consulting, and industrial sectors.

Flex Operators Gain Strategic Importance

As India’s office market evolves, managed workspace providers are increasingly becoming strategic partners rather than just space providers. Their ability to offer plug-and-play solutions, customised environments, and scalable infrastructure aligns closely with modern workplace strategies.

Table Space’s expansion across Maharashtra highlights how flex operators are responding to this demand by building presence in both established and emerging micro-markets. As enterprises seek agility, sustainability, and access to talent, the role of flexible workspaces in shaping the future of office leasing continues to grow.
