Incuspaze has leased 60,000 sq. ft. of Grade-A office space at Million Minds Tech City, Ahmedabad. The workspace will accommodate over 1,200 seats and strengthen the company’s Gujarat expansion strategy. Flexible workspace provider Incuspaze has leased 60,000 sq. ft. of commercial office space at Million Minds Tech City (MMTC), a large-scale Grade-A development located near GIFT City in Ahmedabad. The transaction marks a major step in the company’s Gujarat expansion strategy as demand for managed workspaces continues to rise across emerging enterprise markets in India.

The newly leased facility will accommodate more than 1,200 seats and further strengthen Incuspaze’s footprint across the Ahmedabad-Gandhinagar-GIFT City corridor. According to the company, its total office portfolio in Gujarat will now increase to nearly 1.7 lakh sq. ft., reflecting growing occupier demand in the region.

Industry experts believe Ahmedabad is increasingly attracting enterprise occupiers, GCCs, fintech firms, and BFSI companies due to its infrastructure growth, policy support, and cost advantages compared to traditional office markets.

Ahmedabad-GIFT City Corridor Gains Enterprise Attention

The leased office space is part of Million Minds Tech City, a 65-acre IT SEZ Park being developed by Ganesh Housing near GIFT City. The project was officially inaugurated on May 17 and is being positioned as one of Gujarat’s most ambitious integrated commercial ecosystems.

Commenting on the expansion, Sanjay Chatrath, Co-founder and Managing Partner, Incuspaze, said, “This acquisition is a strategic positioning in one of India’s most future-ready business corridors. The Ahmedabad–GIFT City belt is witnessing strong momentum led by GCC expansion, BFSI growth, fintech investments, and large-scale infrastructure development.”

Million Minds Tech City Emerges as a Large-Scale Growth Engine

Ganesh Housing launched Million Minds Tech City as an integrated “city within a city” spanning nearly 65 acres. The project is expected to become a major commercial and innovation hub for Gujarat’s expanding technology and services economy.

According to the developer, MMTC has an overall development potential of approximately 18 million sq. ft., including nearly 10 million sq. ft. of Grade-A office and technology spaces. The project will also feature residential developments, hospitality assets, retail infrastructure, and lifestyle amenities designed to support a large working population.

The first phase of the project, spanning nearly 1.3 million sq. ft., has already witnessed significant leasing momentum. Nearly 8 lakh sq. ft. has reportedly been leased to leading global and domestic companies, highlighting growing confidence in Ahmedabad’s commercial office market.

GCC Growth Fuels Ahmedabad’s Office Market

Ahmedabad’s office sector has witnessed strong growth over the past year, supported by increasing enterprise activity and infrastructure investments. Industry estimates suggest the city recorded nearly 2 million sq. ft. of office leasing activity in 2025, while GIFT City is expected to contribute around 35% of Ahmedabad’s future Grade-A office supply by 2027.

The Gujarat government’s GCC Policy 2025–30 is also expected to accelerate this momentum by targeting the attraction of over 250 GCCs into the state. As a result, developers and workspace operators are actively expanding in the region to capture future enterprise demand.
