Google India has leased over 6.2 lakh sq. ft. of office space at DLF Atrium Place Tower 1 in Gurugram. The deal highlights strong demand for Grade A office assets, strengthens Gurugram’s position as a leading corporate hub, and reflects continued confidence in physical workplaces despite evolving work models.
Google India Private Limited has signed one of the largest office leasing deals in recent months, taking approximately 6.17 lakh square feet of workspace at DLF Atrium Place Tower 1 in Gurugram. According to property documents reviewed by Propstack, the agreement carries a total rental commitment of around ₹671 crore over five years, underscoring the continued importance of premium office environments for global corporations operating in India.
The lease covers floors 2 through 16 of the commercial tower and commenced on October 1, 2025. Under the agreement, Google will pay a monthly rental of approximately ₹10.55 crore at a rate of ₹171 per square foot. The company has also provided a security deposit of ₹63.65 crore. Lease terms include a 15% rental escalation after every three years, reflecting confidence in the long-term value of high-quality commercial real estate assets.
Gurugram Continues to Attract Global Occupiers
The transaction further strengthens Gurugram’s reputation as one of India’s most sought-after office markets. The city remains a preferred destination for multinational companies, technology firms, and Global Capability Centres (GCCs) due to its modern infrastructure, strong talent pool, and concentration of Grade A office developments.
Commenting on the development, Raja Seetharaman, Co-founder of Propstack, said, “Google’s lease of over 6.2 lakh square feet at DLF Atrium Place underscores the sustained demand for institutional-grade, sustainable office assets in prime micro-markets.”
He added, “A long-term commitment of this scale by a global technology leader reflects enduring confidence in physical workspaces as central pillars for talent collaboration and innovation. Furthermore, it reinforces Gurugram’s position as a preferred destination for high-value corporate consolidation in India.”
Growing Momentum Across India’s Office Market
Google’s latest expansion comes amid a series of major office transactions involving global corporations. Recent deals include Airbnb leasing over 46,000 square feet at DLF Cybercity in Gurugram for its Global Capability Centre operations, while IBM India secured approximately 2.3 lakh square feet in the city under a long-term agreement.
The technology giant has also remained active in other key markets. Last year, Google renewed leases for 8.7 lakh square feet of office space in Bengaluru and extended its presence in Mumbai’s Bandra-Kurla Complex through agreements worth hundreds of crores. These moves suggest that while workplace strategies continue to evolve, leading occupiers remain committed to investing in strategically located, high-quality office assets.
A Positive Signal for the Flexible and Corporate Workspace Sector
For the broader office and flexible workspace ecosystem, Google’s commitment reflects a healthy demand environment driven by enterprise growth, workforce collaboration needs, and expanding GCC operations. As companies reassess long-term real estate strategies, premium office developments in established business districts continue to attract significant investment, positioning India’s commercial real estate sector for sustained growth in the years ahead.
