Booking.com Expands Bengaluru Footprint With 1.11 Lakh Sq Ft Lease

Booking.com has leased 111,525 sq ft at RMZ Ecoworld in Bengaluru under a five-year agreement, expanding its total office footprint there to about 2.65 lakh sq ft. The ₹1.33-crore monthly lease highlights continued demand for large-format offices from global companies, technology firms and GCCs in Bengaluru.

Booking Holdings India, the Indian subsidiary of global travel platform Booking.com, has leased 111,525 sq ft of office space at RMZ Ecoworld in Bengaluru, strengthening the company’s presence in one of the city’s major commercial hubs.

The fresh lease was signed directly with developer RMZ Hotels and commenced on July 3, according to registration documents accessed through real estate data analytics platform Propstack. The five-year agreement covers the eighth floor of RMZ Ecoworld Series 30, Campus 30.

The latest transaction takes Booking Holdings’ total office footprint at the commercial development to approximately 2.65 lakh sq ft, giving the company a sizeable operational base in Bengaluru.

Deal Carries ₹1.33 Crore Monthly Rent

The lease comes with a monthly rental commitment of ₹1.33 crore, equivalent to ₹119.6 per sq ft per month. Booking Holdings has also placed a security deposit of ₹8 crore as part of the agreement.

The contract includes a 15% rental escalation every three years, reflecting the long-term nature of the commitment and the premium associated with large office assets in Bengaluru’s established business corridors.

Booking Holdings is already occupying office space across the development, including the seventh and eighth floors at Campus 31. The additional area further consolidates its workplace presence within the RMZ Ecoworld campus.

Bengaluru Continues to Attract Large Office Deals

The transaction comes as demand for large-format office space remains strong in Bengaluru. Global companies, technology businesses and global capability centres (GCCs) continue to expand, consolidate and optimise their workplace portfolios across the city.

Large office transactions remain an important part of Bengaluru’s commercial real estate market, particularly as multinational occupiers seek high-quality campuses that can accommodate growing teams and multiple business functions.

The city continues to benefit from its deep concentration of technology, financial services, consulting and multinational companies. This tenant base supports steady demand for premium office developments and reinforces Bengaluru’s position as one of India’s leading office markets.

RMZ Ecoworld Strengthens Its Corporate Tenant Base

Located in Bengaluru’s eastern office corridor, RMZ Ecoworld is a major commercial development housing offices of several domestic and multinational companies. Its campus-style environment and location have made it a prominent destination for large corporate occupiers.

For Booking Holdings, the latest lease represents more than an incremental addition to its workplace portfolio. Expanding to about 2.65 lakh sq ft within the same development gives the company greater scale and continuity in its Bengaluru operations, which include technology and corporate functions supporting its global businesses.

The deal also signals the resilience of Bengaluru’s Grade A office market, where large occupiers continue to commit to sizeable spaces despite ongoing changes in workplace strategies.
