Kontor Space Plans Gurgaon Expansion as It Builds Its Flexible Workspace Portfolio

Kontor Space has entered into a strategic heads of terms for a proposed expansion in Gurgaon, Haryana. The company has not disclosed the location, area, investment or timeline. With its existing WOCO facility reportedly reaching 90% occupancy, the move could strengthen its presence in the National Capital Region’s managed office market.

Kontor Space Ltd has entered into a strategic heads of terms for a proposed expansion in Gurgaon, according to a company disclosure reported by Reuters. The development marks another step in the company’s efforts to grow its managed office and coworking business across India’s major commercial markets.

However, the company has not shared details about the proposed property, its size, the investment involved or the expected opening date. A head of terms sets out an initial framework for a transaction, while the final commercial arrangements and other details remain to be confirmed.

The scale of the planned expansion is therefore still unclear. The next steps will depend on the finalisation of terms and further details about the property.

Existing Operations Provide a Starting Point

Kontor Space already has a presence in Gurgaon. The company recently highlighted its WOCO facility in the city, reporting that occupancy had reached 90% following a partnership involving a Japanese conglomerate.

That reported occupancy level provides context for its latest expansion plans. However, the company has not disclosed whether the proposed development will involve a new centre, additional space at an existing property or another arrangement.

The company was incorporated in 2018 and has its registered office in Thane, Maharashtra. Its operations have included locations in Thane, Pune, Fort and Bandra Kurla Complex in Mumbai.

Kontor Space has also previously outlined plans to expand in the National Capital Region, alongside markets such as Hyderabad and Bengaluru, as part of a broader effort to increase its seat capacity and reach more business hubs.

Managed Workspace Model Shapes Expansion

Kontor Space operates by leasing commercial premises, fitting them out and offering the completed workspaces to customers. This model allows businesses to use managed offices without having to oversee every part of setting up and running a workplace themselves.

For operators, however, expansion involves significant commitments. Lease terms, rental deposits, fit-out costs and the renewal of premises can all affect the financial performance of a centre. These factors were also highlighted in the company’s earlier IPO documents.

The proposed move to Gurgaon will add to those considerations as the company evaluates how to expand its footprint while managing the costs of acquiring and preparing commercial space.

Gurgaon Remains an Important Market

Gurgaon is an established corporate office destination within the NCR, with a mix of multinational companies, Indian businesses and professional services firms. Its role in the wider office market makes it a relevant location for flexible workspace providers serving companies that need adaptable office arrangements.

For Kontor Space, a larger presence in the city could build on its existing operations and support its wider expansion strategy. However, the actual impact will depend on the size, location and commercial structure of the proposed development.

Until the company releases further information, the planned expansion remains in its early stages. Details such as the number of seats, total leasable area, project cost and commencement schedule have yet to be announced.
