Hartford Global Services has leased 1.59 lakh sq. ft. of Grade A office space in Hyderabad’s Gachibowli for a five-year term, paying a monthly rent of ₹92.28 lakh. The deal highlights sustained demand from global insurers and BFSI firms and reinforces Gachibowli’s position as a leading office hub.

US-based insurer Hartford Global Services Pvt Ltd’s India arm has leased 1.59 lakh sq. ft. of office space in Hyderabad’s Gachibowli IT corridor for a five-year term at a total monthly rent of ₹92.28 lakh. The transaction, “according to the lease deed documents accessed by CRE Matrix,” reflects continued demand for Grade A office assets from global financial services and insurance firms operating in India.

Deal Details: Floors, Rentals, and Parking Allocation

The office space is located in Kalyani Trident, a prominent commercial tower in western Hyderabad. The lease spans the 21st and 22nd floors, with Hartford paying ₹44.48 lakh per month for 76,701 sq. ft. on the 21st floor and ₹47.79 lakh per month for 82,406 sq. ft. on the 22nd floor. The blended rental is approximately ₹58 per sq. ft. per month. The agreement also includes 213 car parking slots, each priced at ₹3,500 per car per month.

Lease Structure and Financial Commitments

The transaction includes a security deposit of around ₹5.53 crore and carries a three-year lock-in within the overall five-year lease term. Rentals will increase by 15% every 3 years, in line with standard Grade A leasing structures in the city. The agreement was registered on December 9, 2025, with a stamp duty payment of ₹14 lakh, as outlined in the registered documents.

Staggered Rent Commencement and Occupancy Planning

The lease deed also outlines staggered rent commencement dates. Hartford will begin paying rent for the first premises from March 1, 2026, while rent for the second premises will commence from September 1, 2026. Such phased occupancy is increasingly common among large occupiers as companies align office expansion with hiring cycles and operational scaling.

Gachibowli Continues to Attract Global Occupiers

Gachibowli has evolved into one of Hyderabad’s most sought-after office micro-markets, driven by sustained demand from Global Capability Centres, IT services firms, and BFSI players. The area benefits from strong infrastructure, including connectivity via the Outer Ring Road, upcoming metro expansion, and proximity to the international airport. The presence of Grade A commercial towers and integrated business parks continues to support large-format leasing activity.

Hyderabad Sees Consistent High-Value Office Transactions

Hartford’s lease adds to a growing list of large office transactions in Hyderabad. Recently, Facebook India leased nearly 69,702 sq. ft. in Hitec City, while WeWork India leased 1.75 lakh sq. ft. at Skyview 20, which it later sub-leased to JP Morgan Services India. Global real estate consultancy JLL also leased 1.2 lakh sq. ft. at Prestige Skytech. Together, these deals underline Hyderabad’s position as a preferred destination for global enterprises seeking scalable, high-quality office environments.
