315Work Avenue Leases 50,000 Sq Ft to METRO at Pune’s ITPP Amid Rising Coworking Demand

315Work Avenue has leased 50,000 sq ft of premium workspace to the METRO Global Solutions Centre at International Tech Park, Pune. As demand for flex spaces surges, 315Work Avenue expands its Pune footprint to 0.6 million sq ft, part of a larger 3 million sq ft pan-India portfolio across top cities.

In a strategic move reflecting India’s rapidly growing flex workspace market, 315Work Avenue has leased 50,000 sq ft to METRO Global Solutions Centre Pvt. Ltd. (MGSC) at International Tech Park, Pune (ITPP), Kharadi. MGSC, the internal solutions partner of international wholesaler METRO, is the latest enterprise client to join the coworking brand’s expanding ecosystem.

ITPP, developed by Ascendas-Singbridge, is a Grade A, 2.5 million sq ft tech park located in Pune’s thriving IT hub. With state-of-the-art infrastructure and proximity to Lohegaon International Airport, the park offers flexible commercial spaces well-suited for companies looking to scale quickly without compromising on quality.

With this lease, 315Work Avenue’s Pune portfolio now spans 0.6 million sq ft across six centres, offering nearly 12,000 seats in partnership with developers like Ascendas, Panchshil, and Raheja. Nationally, the company manages 3 million sq ft of flexible office space across 45 locations in Bengaluru, Chennai, Hyderabad, Mumbai, and Pune, totalling around 60,000 seats.

According to JLL, flexible workspaces accounted for a record 20% share of gross office leasing in 2024, with footprints expected to exceed 100 million sq ft by 2026 across India’s top seven cities. As large enterprises increasingly embrace agile office formats, operators like 315Work Avenue are scaling rapidly to meet the momentum.
