IFSCA to Move into Landmark Green Tower in GIFT City by Diwali

The IFSCA will move into its new 27-floor green-rated headquarters in GIFT City by Diwali 2025. The remaining 6–7 floors will be leased as premium office space. The tower features flexible layouts, riverfront views, and modern amenities, marking a significant step in India’s global financial services vision.

GANDHINAGAR: The International Financial Services Centres Authority (IFSCA) is gearing up to shift its headquarters to a striking new address within Gujarat’s GIFT City by Diwali this year. The upcoming move marks a significant milestone for India’s unified financial regulator as it transitions into a state-of-the-art commercial space that reflects modern work trends and sustainability.

New Headquarters Taking Shape

“Our new office will be ready by October this year,” confirmed a senior IFSCA official. The authority will take up around 6 to 7 floors in the new 27-storey IFSCA Tower, a 106-meter-tall commercial structure located at the north entrance of the GIFT SEZ. “The civil works are complete. Work-related to the facade and internal fittings is in progress.”

Nearly 20 floors will be rented out as premium office space. IFSCA plans to release a Request for Proposal (RFP) for leasing in the coming days, offering new opportunities for businesses to tap into GIFT City’s growing ecosystem.

Flexible, Green, and Prime Real Estate

With a total built-up area exceeding 300,000 square feet, the IFSCA Tower is one of the tallest structures in the area and one of the most ambitious. Once fully operational, the building will offer over 160,000 square feet of Grade A office space for lease.

Designed to cater to diverse workspace needs, the tower includes flexible layouts accommodating large corporations and smaller businesses. It also features central conference centres, multipurpose halls, and a separation between tenant spaces and the regulator’s floors for operational efficiency.

Notably, the tower targets platinum-rated green building certification, underscoring the GIFT City vision of blending infrastructure with sustainability. The location also promises stunning views — the under-construction Sabarmati riverfront on one side and the futuristic skyline of GIFT City on the other.

Symbol of India’s Global Financial Aspirations

Founded in July 2022, the IFSCA Tower project was launched with much fanfare, with Prime Minister Narendra Modi laying its foundation stone. The estimated ₹200 crore facility is a significant addition to India’s effort to position GIFT City as a global financial services hub.

IFSCA operates from Pragya Tower 1, a private office building within the GIFT SEZ. The relocation will consolidate its growing team — now over 230 personnel — under one roof and signal a new phase of maturity and permanence for the institution.

Future-Ready Infrastructure

The tower’s uppermost levels may include penthouse-style executive zones, including board rooms and offices for the IFSCA chairperson and senior staff. These floors are expected to serve as strategic nerve centres as IFSCA continues to shape policies in international finance, fintech, and capital markets.

As GIFT City continues to attract global and domestic investors, the IFSCA Tower stands as a strong statement of intent, blending cutting-edge infrastructure, green building practices, and flexible workspace formats that match the evolving demands of the financial world.
