Genpact has leased nearly 4 lakh sq ft of office space at ASF Insignia in Gurugram, marking one of the largest office leasing transactions in the Delhi-NCR market in terms of both scale and lease commitment. The long-term agreement with ASF Group is estimated to be worth ₹420 crore to ₹450 crore, according to sources cited by Hindustan Times Real Estate.
The transaction will see Genpact occupy an exclusive tower at Kings Canyon, one of the marquee buildings within the ASF Insignia development. The global professional services and solutions company is expected to take possession and begin operations in Q2 2027. The facility is designed to accommodate approximately 5,000–8,000 employees or seats and support 24×7 operations.
Grade A Office Demand Remains Strong
The deal highlights the continued preference among large enterprises for high-quality, scalable workplace infrastructure. Aanchal Saraf Aggarwal, director, ASF Group, said, “The transaction highlights the growing demand from large enterprises for Grade A, scalable and integrated office environments that combine workplace quality with operational efficiency.”
She added that ASF Insignia’s campus infrastructure, scalability, location and employee-centric amenities are designed to meet the needs of organisations operating at significant scale. For occupiers, such developments increasingly combine traditional office requirements with integrated workplace ecosystems and amenities.
ASF Insignia Builds Integrated Workplace Ecosystem
ASF Insignia has been designed around a walk-to-work ecosystem, bringing together bonded SEZ space, de-bonded SEZ space and commercial IT park facilities within a single integrated development. This mix gives large occupiers flexibility in structuring their workplace footprint while supporting operational requirements.
ASF Group, a Delhi-based developer specialising in build-to-suit IT infrastructure and commercial buildings, has delivered more than 5 million sq ft of workspace across Northern India. The campus has also attracted flexible workspace demand, with Smartworks previously leasing approximately 450,000 sq ft at ASF Campus.
Delhi-NCR Office Market Maintains Momentum
The Genpact transaction comes as office leasing activity across Delhi-NCR remains strong. According to Knight Frank India, the region recorded 7.2 million sq ft of gross office leasing in H1 2026. The figure matched the record-high volume reported in H1 2025 and represented the highest half-year leasing level recorded for the market.
Gurugram remained the largest contributor, accounting for 45% of total Delhi-NCR leasing during the period. However, its share declined from 65% a year earlier as occupier demand became more geographically distributed. Noida gained significant momentum, increasing its share to 39% from 24%, while SBD Delhi accounted for 15%.
The outlook remains closely tied to expansion by multinational companies, domestic enterprises, Global Capability Centres and workspace operators. Genpact’s large-scale commitment at ASF Insignia adds another significant data point to the region’s evolving office market, where occupiers are increasingly seeking scalable, integrated and employee-focused workplaces.
