Accenture has leased more than 10.16 lakh sq. ft. of office space at Aparna Technopolis in Hyderabad under a 10-year agreement. The deal, one of the city’s largest recent office transactions, underscores Hyderabad’s growing appeal for technology firms, GCCs, and multinational occupiers seeking large-format Grade A workspaces.

Hyderabad’s commercial real estate market has recorded another landmark transaction, with Accenture Solutions Pvt Ltd leasing more than 10.16 lakh sq. ft. of office space at Aparna Technopolis in Kondapur. According to lease documents reviewed by CRE Matrix, the agreement spans 10 years and ranks among the largest office leasing deals completed in the city in recent months.

Located in one of Hyderabad’s most established IT and business corridors, Aparna Technopolis continues to attract large corporate occupiers seeking premium office infrastructure. The leased premises comprise approximately 10,16,912 sq. ft. of chargeable area, with a carpet area of nearly 7.57 lakh sq. ft., reflecting the scale of Accenture’s long-term commitment to the market.

The transaction further strengthens Hyderabad’s reputation as a preferred destination for multinational corporations expanding their technology, consulting, and business operations in India.

Phased Occupancy Supports Future Expansion

The office space has been leased in warm-shell condition and will be occupied in two phases. The first phase commenced in April 2026, although rental payments are scheduled to begin on December 16, 2026. The second phase began in September 2026, with rent payments scheduled to commence on February 1, 2027.

Under the lease agreement, office space has been rented at ₹74 per sq. ft., while cafeteria space has been leased at ₹37 per sq. ft. The first phase carries an initial monthly rental commitment of approximately ₹3.53 crore, while the second phase begins at around ₹3.69 crore per month.

Combined, the transaction represents a starting monthly rental commitment exceeding ₹7 crore. With built-in escalation clauses over the tenure, rental obligations are expected to rise steadily through FY2035-36, demonstrating the long-term nature of the agreement.

Hyderabad Continues to Attract Global Occupiers

The lease comes at a time when Hyderabad continues to outperform many major office markets in attracting large occupiers. The city’s combination of modern infrastructure, strong connectivity, competitive operating costs, and access to a skilled workforce has made it a preferred destination for technology companies, consulting firms, and Global Capability Centres (GCCs).

Large-format office transactions have become increasingly common as multinational companies consolidate operations and create integrated campuses capable of supporting thousands of employees. Hyderabad’s western corridor, including Kondapur, Gachibowli, and the Financial District, has emerged as a focal point for such expansion activity.

Industry experts note that long-term commitments of this scale often indicate strong confidence in both the local talent ecosystem and future business growth prospects.

A Positive Signal for India’s Office Market

The transaction also reflects broader momentum across India’s office sector, where demand from technology firms, business service providers, and GCCs continues to drive leasing activity. Even as workplace strategies evolve globally, occupiers remain committed to high-quality office assets that support collaboration, innovation, and operational growth.

The deal follows Accenture’s strong financial performance for the quarter ended May 2026, during which the company reported revenue of USD 18.7 billion and net income of USD 2.39 billion. The latest leasing commitment reinforces India’s importance within Accenture’s global delivery network and highlights the continued resilience of Hyderabad’s Grade A office market.

As enterprise demand remains robust, transactions of this scale are expected to play a critical role in shaping the next phase of growth across India’s commercial real estate landscape.
