Jaipur-based Accuspace has expanded its commercial real estate portfolio beyond 0.5 million sq ft across offices, retail and warehousing. Its occupiers include Accenture, Zudio and Havells India. Rising corporate demand, infrastructure investment, talent availability and competitive costs are helping Jaipur emerge as an alternative to larger office markets.
Jaipur-based real estate company Accuspace has crossed 0.5 million sq ft in its commercial portfolio, supported by leases across office, retail and warehousing. Its occupiers include technology and consulting firm Accenture, retailer Zudio and electrical equipment maker Havells India.
Accenture leased 1.23 lakh sq ft at The Edge 2 in Sitapura, while Zudio took 13,000 sq ft at The Edge 1 on Tonk Road. Havells India leased 1.2 lakh sq ft of warehousing space on Ajmer Road. Accuspace said it developed and leased the Havells warehouse within a short period.
Mukesh Choudhary, Managing Director of Accuspace, said, “The significance of these leases highlights Jaipur’s ability to attract large corporate occupiers and support sizeable Grade A office developments.”
Office Demand Extends Beyond Major Cities
Jaipur’s commercial market is benefiting from companies looking beyond India’s largest office hubs. According to CRE Matrix, the city had 7.8 million sq ft of office stock in 2025, with supply projected to reach 13 million sq ft by 2030.
The city’s appeal includes a growing talent pool, government incentives, relatively lower costs and improved connectivity. More than 300 universities and institutions produce over 1 lakh graduates annually, supporting recruitment in technology, consulting, and other business services.
A TeamLease report cited in the announcement found that 43.7% of surveyed employers planned to hire in Jaipur, placing the city among the five most preferred hiring destinations for the first time.
Tonk Road, Sitapura and Ajmer Road Attract Investment
Accuspace has identified southern Jaipur, including Tonk Road and Sitapura, as areas of active commercial expansion. Ajmer Road is also drawing interest as businesses seek larger land parcels and competitive property costs.
The corridor connects established parts of Jaipur with Mahindra World City, a major special economic zone and technology hub. Road infrastructure, including the Southern Ring Road and the 66.9-km Bandikui-Jaipur link to the Delhi-Mumbai Expressway, is strengthening regional connectivity.
These locations are seeing a broader mix of Grade A offices, IT and IT-enabled services workplaces, retail developments and logistics facilities. The growth could create opportunities for managed offices and coworking operators serving companies that want a presence in Jaipur without committing to conventional long-term office arrangements.
Retail and Warehousing Add to the Growth Story
Jaipur’s commercial expansion extends beyond offices. The source report puts average annual demand for new retail space at around 0.2 million sq ft, compared with annual Grade A retail supply of approximately 0.3 million sq ft. In warehousing, demand reached 1.1 million sq ft in 2025, against supply of 0.7 million sq ft.
Choudhary said occupiers are looking beyond cost savings when choosing Jaipur, pointing to its talent pool, connectivity and lifestyle. He also said Accuspace is planning a large mixed-use project in the city.
For Jaipur to attract more large domestic and global tenants, the next challenge will be delivering modern commercial environments that meet their workplace and operational needs. Continued infrastructure development and demand from businesses could help the city strengthen its position in India’s Tier-2 office market.
