Amitabh Bachchan Leases Andheri Office Space to TruNativ for ₹33 Lakh a Month

Amitabh Bachchan has leased three commercial floors in Mumbai’s Andheri West to nutrition brand TruNativ for ₹33 lakh a month. The five-year deal covers 8,428 sq ft and is worth nearly ₹22 crore. The transaction highlights demand for premium office assets while adding to Bachchan’s growing commercial real estate portfolio.

Bollywood actor Amitabh Bachchan has leased around 8,428 sq ft of commercial space in Mumbai’s Andheri West to TruNativ F&B Private Limited, according to lease documents reported by Hindustan Times. The property is located in the Signature building on Link Road in Oshiwara and comprises three floors.

The lease began on August 15, 2026, for five years, with TruNativ paying a monthly rent of ₹33 lakh. Based on the total carpet area, the rental works out to approximately ₹392 per sq ft per month. Over the full lease term, the agreement is expected to generate around ₹21.88 crore in rental income.

The transaction reflects the continued demand for well-located commercial properties in established Mumbai office corridors. Andheri West, particularly the Link Road and Oshiwara belt, benefits from strong connectivity and proximity to major residential, entertainment and business districts.

Lease Includes Parking and Annual Escalation

The agreement also provides TruNativ with exclusive use of nine designated parking spaces. The company has paid a security deposit of ₹1.98 crore, while the rent will increase by 5% annually during the lease period.

The latest transaction is not Bachchan’s first commercial leasing deal at the same property. In 2023, four office units in the Signature building were leased to Warner Music Pvt. Ltd. for ₹17.30 lakh per month. That five-year agreement, which began in March 2024, also included dedicated parking spaces.

For commercial property owners, such transactions demonstrate the potential of premium office assets to generate steady rental income through long-term corporate leases. They also highlight how branded, well-known buildings in established micro-markets can attract occupiers seeking high-quality office infrastructure.

A Growing Commercial Property Portfolio

Bachchan has built a diversified real estate portfolio spanning residential, commercial, and land assets. While Jalsa in Juhu remains his best-known property, his holdings also include Janak, which is primarily used as an office, and Vatsa, which has been leased to Citi Bank.

His commercial holdings provide the actor with exposure to Mumbai’s office rental market, alongside his residential property investments. The latest Andheri lease adds another income-generating asset to this portfolio.

Investments Extend Beyond Mumbai

Bachchan’s property investments also extend beyond Mumbai. He owns property in Gurgaon and has acquired residential units in Mumbai’s Borivali area. In April 2024, he purchased a land parcel in Alibaug reportedly valued at more than ₹10 crore.

Earlier this year, he also acquired a 2.67-acre plot in Ayodhya for ₹35 crore from The House of Abhinandan Lodha. The purchase was reportedly his third property investment in Ayodhya with the developer.

The Andheri transaction, however, stands out for its commercial nature and long-term rental structure. With corporate occupiers continuing to seek established office locations, premium commercial properties remain an attractive avenue for landlords looking for predictable rental income and potential capital appreciation.
