Apple Expands Hyderabad Office Footprint to 6.3 Lakh Sq Ft with Fresh Lease

Apple India has leased 57,000 sq ft of office space at WaveRock IT Park, Hyderabad, for ₹71.67 lakh per month, taking its total campus footprint to 6.34 lakh sq ft. The lease spans five floors with a three-year lock-in, warm-shell interiors, and 57 car parking spaces.

Apple India Private Limited has taken five floors in Tower 2.1 of WaveRock IT Park, Hyderabad, under a fresh lease commencing December 1, 2025. The transaction covers 57,343 sq ft with a monthly rent of ₹71.67 lakh, at ₹125 per sq ft. The office space includes warm-shell interiors and fit-out provisions, allowing the company to move in with minimal delay.

The lease agreement also includes 57 car parking spaces, with additional slots available at ₹3,500 per slot per month. Apple has paid a security deposit of ₹4.30 crore, and the lease includes a three-year lock-in and an annual rent escalation of 4.77%.

Growing Campus Footprint in Hyderabad

This latest addition raises Apple’s total footprint at WaveRock to approximately 6.34 lakh sq ft. The expansion follows a September 2025 lease of 64,125 sq ft for ₹80.15 lakh per month. Apple first entered the campus in 2016 with a lease covering 2.32 lakh sq ft, demonstrating a long-term commitment to Hyderabad as a strategic technology hub.

The company’s growing presence reflects the broader trend of enterprise demand for premium, institutional-grade office spaces in Hyderabad’s Financial District, driven by tech, IT services, and flexible workplace requirements.

Strategic Leasing Across India

Apple India has also made substantial investments in offices and retail elsewhere. In Bengaluru, the company leased approximately 2.7 lakh sq ft at Embassy Zenith for a 10-year term, with total rental outlay exceeding ₹1,000 crore. Additionally, Apple opened a 7,998 sq ft retail outlet at Phoenix Mall of Asia in North Bengaluru in September 2025, further cementing its footprint in India’s key commercial districts.

These transactions demonstrate Apple’s dual strategy of combining office expansion with retail visibility, ensuring both operational capacity and brand presence across major tech hubs.
