Flexible workspace operator Awfis has strengthened its presence in Chennai by leasing more than 110,000 square feet across two premium commercial developments, reflecting the city’s rapidly growing demand for managed office solutions and enterprise-grade flexible workspaces.
The company’s newest centre at Olympia Crystal in Guindy spans approximately 56,360 sq ft across four floors, while its second new facility at DLF Cyber City offers 57,802 sq ft of chargeable area. The DLF Cyber City location has also been launched as an Awfis Gold centre, catering to premium enterprise occupiers seeking high-quality managed office infrastructure.
With these additions, Awfis now operates 28 centres across Chennai, covering nearly 8.75 lakh sq ft. The expansion further strengthens the company’s position in one of South India’s fastest-growing commercial office markets.
Chennai Emerges as a Major Enterprise Flex Workspace Hub
Both new centres are located within Grade A commercial developments positioned in key technology and business corridors. Olympia Crystal is in Guindy, one of Chennai’s established IT and commercial hubs, while DLF Cyber City is in the city’s western IT corridor, known for its integrated office ecosystem and walk-to-work infrastructure.
The expansion comes at a time when Chennai’s flexible office sector is witnessing significant momentum. Industry estimates show the city’s flex office stock has grown nearly 5.6 times, reaching around 8.5 million sq ft by early 2026. The market is increasingly being driven by enterprise occupiers and Global Capability Centres (GCCs), which accounted for nearly 51% of total flex workspace demand in 2025.
Large corporations are steadily shifting toward managed office models to reduce upfront capital expenditure, improve scalability, and maintain operational flexibility in a changing workplace environment.
GCCs and Enterprises Drive Demand for Managed Offices
Awfis said its latest expansion aligns with increasing demand from enterprise clients and multinational firms seeking agile workspace strategies. Businesses are no longer viewing office real estate as a static long-term commitment but as a flexible operational asset that can adapt to changing workforce requirements.
