The capital will support expansion across major Indian cities, strengthen operations, and accelerate its journey toward a planned IPO in 2027, backed by strong investor confidence.
BHIVE Workspace, Bengaluru’s largest coworking operator, is close to finalising a ₹400 crore pre-IPO fundraise, marking a major milestone in its growth journey. The round includes a sizeable debt component from a consortium of lenders and an equity infusion of around ₹100 crore, which is nearing closure. The equity portion has drawn strong interest from high-net-worth individuals, family offices, and existing investors, reflecting growing confidence in the flex workspace platform’s scale and profitability.
Strengthening the IPO Pathway
This pre-IPO raise is a strategic step as BHIVE prepares for a targeted public listing in 2027. Founder and CEO Shesh Rao Paplikar highlighted the significance of the round, stating, “Bengaluru is India’s largest and most competitive coworking market, and BHIVE has built a clear leadership position here by consistently delivering unmatched value to both startups and enterprises.” He added that the fundraiser will accelerate IPO readiness while enabling expansion into high-growth markets such as Pune, Hyderabad, and Chennai.
Outperforming the Industry Curve
Founded in 2014, BHIVE has scaled rapidly to become Bengaluru’s largest coworking operator and the second-largest flex workspace provider in the city, which is also the world’s second-largest coworking market. Over the past four years, the company has delivered an impressive 150% CAGR, far outpacing the industry average of about 41%. Investors attribute this performance to disciplined operations, strong unit economics, and a differentiated campus-led approach.
Ashish Fafadia, Partner at Blume Ventures, noted, “BHIVE has the potential to be one of the standout performers in the co-working and flex working space,” adding that the leadership team has built a strong foundation for long-term growth and future public listing.
Revenue Visibility and Expansion Strategy
BHIVE’s growth outlook remains robust, with the company targeting over ₹500 crore in revenue by FY28 and ₹1,000 crore by FY30. This trajectory is anchored in deeper enterprise penetration and a diversified product mix that includes coworking, managed offices, virtual offices, and flexible access solutions. The company’s campus-led expansion strategy enables it to serve large occupiers seeking scalable, end-to-end office ecosystems.

A defining feature of BHIVE’s model is its large, integrated office campuses across Bengaluru and Mumbai. These campuses go beyond traditional floor-wise coworking layouts, combining premium offices with cafés, lounges, sports zones, recreational areas, and wellness facilities.
