Dextrus Bets on Asset-Light Growth as India’s Flexible Workspace Market Evolves

India’s flexible workspace market has expanded 8.4X since 2017. Dextrus is taking a differentiated path through premium managed offices, bootstrapped growth and management contracts with property owners. The company plans disciplined expansion across Mumbai, Delhi and Bengaluru while keeping design and workplace experience at its core.

India’s flexible workspace market is entering a more mature phase, with businesses increasingly looking beyond conventional coworking desks. Transaction volumes have grown from 2.2 million sq ft in 2017 to 18.6 million sq ft in 2025, reflecting the rapid rise of flexible and managed office solutions.

The shift is particularly evident among enterprises and Global Capability Centres (GCCs), which are seeking workplaces that combine flexibility, brand identity, employee experience, and operational efficiency. Within this changing market, Mumbai-based Dextrus has built its business around a premium, design-led proposition rather than pursuing a footprint at any cost.

Founded in 2018 by architect Robin Chhabra, Dextrus operates four centres across Mumbai, including locations in BKC, Lower Parel and Andheri. Its offerings span fixed and flexible desks, memberships, daily plans, and customised enterprise workplaces.

Design and Service at the Centre

For Chhabra, the workplace is more than a collection of desks and meeting rooms. His architectural background has shaped Dextrus’ approach to workplace design, with attention to factors such as natural light, building quality, adaptability, and how employees actually use an office.

“A good workspace is one that truly understands the depth of what people need from it,” Chhabra said, adding that a workspace must be “designed with a wide lens, built to last, and adaptable enough to evolve with the people using it.”

That philosophy has pushed Dextrus deeper into enterprise solutions. The company has worked with organisations including Kotak Mahindra Bank, Sumitomo, Adani Connex, Harvard Business School, British Council, Rabobank and Welspun ONE, creating offices tailored to their operational and branding requirements.

A Different Approach to Scaling

Dextrus has also taken a different financial path from many venture-backed workspace operators. The company has not raised external capital and has instead focused on building profitable centres at the unit level.

“We are a real estate company, but that is not how I would define ourselves,” Chhabra said. “Dextrus is customer-first, which means service and experience are at the forefront of everything we do.”

The company now sees management contracts as a key growth lever. Under this model, property owners provide the building and fund the buildout, while Dextrus contributes its design standards, brand, operating systems and management expertise. Revenue is then shared between the partners.

Boutique Positioning Meets Asset-Light Expansion

The management-contract model also allows Dextrus to expand without taking on the long-term lease liabilities associated with conventional workspace expansion. Chhabra believes this can help preserve the company’s premium positioning while giving landlords a stronger revenue opportunity from their assets.

“Boutique is a yield strategy,” he said, arguing that fewer, better centres can generate stronger revenue per sq ft, longer tenures and lower churn than a much larger portfolio of ordinary locations.

Dextrus currently plans to deepen its presence in Mumbai while entering New Delhi and Bengaluru. The target is approximately 15–20 centres across the three cities over the next three to five years.

Dextrus’ strategy reflects a broader shift from simply supplying office inventory to operating customised workplace environments. As enterprise occupiers become more selective, design, hospitality, technology, service quality and asset efficiency are becoming increasingly important parts of the flex-office proposition.
