DMRC Opens Over 35,000 sqm Prime Office Space for Lease to Boost Non-Fare Revenue

The Delhi Metro Rail Corporation (DMRC) has launched its largest office space leasing program yet, unlocking more than 35,000 square metres of built-up commercial real estate in prime locations across Delhi. This strategic move aims to generate new non-fare revenues by offering flexible, long-term office leases to corporates and institutions, with options for sub-leasing and diverse commercial uses. Key sites include the DMRC IT Park at Shastri Park, Konnectus Tower near New Delhi Railway Station, and select stations on the Pink and Violet metro lines.

DMRC Unveils Largest Office Space Leasing Opportunity Across Delhi

The Delhi Metro Rail Corporation (DMRC) has announced the availability of more than 35,000 square metres of built-up office space for lease, in a bid to bolster its non-fare revenue streams. This expansive release includes centrally located properties that benefit from excellent transit connectivity—ideal for corporate offices, co-working hubs, and institutional tenants eager for strategic presence in Delhi.

Major Leasing Locations:

  • DMRC IT Park (Shastri Park Metro, Red Line): Over 26,000 sqm on several floors of Block-2.
  • Konnectus Tower (Opposite New Delhi Railway Station): 5,325 sqm across Tower-1, Tower-3, and connecting bridge; direct Airport Express Line access enhances its appeal.
  • Metro Stations: Additional spaces at Sarai and Raja Nahar Singh (Violet Line), Trilokpuri-Sanjay Lake, and Gokulpuri (Pink Line). Sarai station features the largest single station inventory with over 7,100 sqm available above the platform.

Lease Details:

  • Lease periods range from 15 years (IT Park/Konnectus) to up to 30 years (metro stations), with permission for sub-leasing and all commercial applications.

Location & Access:

All premises boast central accessibility via metro, rail, and road networks. Spaces are offered on a walk-in, first-come-first-served basis, making them highly attractive for fast-moving occupiers in Delhi’s competitive market.

Strategic Impact:

Anuj Dayal, DMRC’s Principal Executive Director for Corporate Communications, notes that this major property release is part of DMRC’s broader strategy to maximise asset utilisation and develop stable, alternate revenue streams across its network. Demand for centrally located, transit-integrated, and flex workspace is surging in Delhi NCR, making this opportunity especially timely.

Key Highlights for TheFlexInsights Readers:

  • First-mover advantage: Quick decision-makers have preferred access due to the walk-in allotment process.
  • Flexible leasing and sub-leasing: Options support scaling flex networks and long-term institutional occupancy.

Prime location scarcity: DMRC’s inventory offers rare, well-connected sites amid short office supply in central Delhi.
