Hong Kong-headquartered The Executive Centre has leased nearly 2 lakh sq ft of Grade-A office space at Avance Business Hub in HITEC City, reinforcing the rising demand for premium flexible workspaces across India’s major IT hubs. The property, owned by Phoenix Infocity Private Limited, is located within one of the country’s fastest-growing enterprise corridors.

According to documents shared by Propstack, the transaction “underscores the surging demand for flexible workspaces in India’s key IT hubs amid ongoing corporate expansions.” The lease deed was executed in February 2026, marking another major enterprise-led expansion in the city’s commercial office market.

Deal Structure Highlights Long-Term Expansion Strategy

The agreement covers floors 3 and 4 of the commercial tower in warm-shell condition, enabling customised fit-outs for serviced offices, coworking suites, and enterprise-managed workspace formats. The base rental stands at ₹110 per sq ft per month, translating into a monthly outflow of approximately ₹2.24 crore, with a 5% annual escalation clause built into the contract.

The five-year lease tenure begins from February 2026, with rent payments commencing in August after a six-month rent-free fit-out window. The deal includes a refundable security deposit of ₹14.39 crore, along with access to shared infrastructure, including parking, building maintenance, and 24/7 operational services.

Fit-out guidelines emphasise safety compliance, green building standards, and structural integrity—factors increasingly prioritised by multinational occupiers seeking ESG-aligned workspace solutions.

The new Hyderabad centre aligns with The Executive Centre’s broader India expansion strategy, which includes an investment of nearly ₹125 crore to launch multiple premium flexible workspace locations across key metros.
