Commercial real estate advisory firm GrowthX has officially entered India’s rapidly expanding managed workspace sector with the launch of GO Office Workspaces. The company’s first centre, located at Delphi Tower on the Noida Expressway, has been developed in partnership with ORD Group through an investment of more than ₹8.6 crore.
Spread across 72,000 square feet, the flagship workspace offers nearly 1,200 seats, making it one of the largest managed office facilities in the Noida Expressway micro-market. The launch marks GrowthX’s strategic move beyond office leasing advisory into flexible workspace operations, allowing the company to cater directly to the changing workplace needs of modern businesses.
NCR Expansion Plans Signal Long-Term Growth
GrowthX has ambitious expansion plans for its managed office business. Over the next 12 to 18 months, the company aims to build a portfolio of nearly 500,000 square feet across the National Capital Region (NCR). Noida will serve as the first growth market, followed by Gurugram before expanding into other major metropolitan cities across India.
The new centre has been designed to serve a broad mix of occupiers, including enterprises, startups, multinational corporations, and Global Capability Centres (GCCs). According to Colliers, Grade A flexible workspace stock across India’s top seven cities is projected to grow from 72.3 million square feet in 2025 to more than 100 million square feet by 2027. Rising enterprise demand, expanding GCC operations, and the need for agile office solutions continue to drive this growth. Recent industry reports also show that Global Capability Centres accounted for nearly 45% of office leasing activity in the first half of 2026, reinforcing demand for premium-managed office environments.
