Filmmaker Rakesh Roshan has leased two commercial units spanning 5,574 sq ft in Andheri West, Mumbai, to Beingu Studios. The deal includes two parking spaces, a ₹10.95 lakh security deposit, and a 5% annual escalation, which would take the monthly fee above ₹8 lakh in year three.
Filmmaker and producer Rakesh Roshan has leased two commercial office units in Mumbai’s Andheri West to Beingu Studios Private Limited for three years, adding another high-profile transaction to the city’s active commercial real estate market.
According to registration documents accessed by CRE Matrix, the combined office area measures 5,574 sq ft. The property is located at Commerce Centre, off New Link Road in Oshiwara, one of Andheri West’s established commercial corridors.
The agreement carries a monthly license fee of ₹7.30 lakh for the first year. It also includes two car parking spaces and a security deposit of ₹10.95 lakh.
The leave and license agreement was registered on September 9, 2026, and provides for a 5% annual escalation.
Rent Set to Cross ₹8 Lakh in Third Year
Under the escalation clause, Beingu Studios’ monthly occupancy cost will increase to approximately ₹7.66 lakh in the second year, then to ₹8.04 lakh in the third year.
The structure reflects a common feature of commercial leasing in Mumbai, where annual escalation clauses help landlords protect rental income while giving occupiers a defined cost path over the lease term.
For a media and content company, the location also offers access to Andheri West’s wider business ecosystem and connectivity to other commercial and entertainment clusters across Mumbai.
Beingu Studios describes itself as a content enterprise producing content for cinema, television, live concerts and digital platforms. The company’s operations make office space in Mumbai’s established media and commercial hubs particularly relevant.
Roshans Continue Their Commercial Property Activity
The latest lease is part of a wider pattern of commercial real estate activity involving the Roshan family.
In November 2025, Hrithik Roshan, Rakesh Roshan’s HRX Digitech LLP and Pramila Roshan’s Filmkunj (Bombay) Pvt Ltd jointly purchased 10 office units in Andheri West for ₹28 crore, according to property registration documents accessed by Propstack.
In the same month, Rakesh Roshan and his wife purchased five commercial office units in Mumbai’s Andheri area for ₹19.68 crore, according to documents reviewed by SquareYards.
Commercial Assets Remain an Investment Focus
Rakesh Roshan also sold a 1.09-hectare land parcel in Pune district for ₹15 crore in January 2026, according to registration documents accessed by CRE Matrix.
The latest office lease comes amid sustained interest in Mumbai’s commercial property market, where established locations such as Andheri continue to attract occupiers from media, technology and other business sectors.
“As India’s cities grow denser and commutes grow longer, occupiers are effectively counting it in their leases,” CBRE chairman and CEO Anshuman Magazine said in a separate report on commercial real estate trends.
For the flexible workspace and office sector, transactions such as this underline the continuing importance of location, quality commercial stock and predictable lease structures in Mumbai’s competitive office market.
