Hybrid work and AI are reshaping India’s office market, with global attendance still 30% below pre-pandemic levels. Slower entry-level IT hiring, rising demand for flexibility, and migration toward Tier-2 cities are challenging traditional office models. Companies are now rethinking workplace strategies, talent retention, and long-term commercial real estate demand.

The traditional nine-to-five office model is undergoing a structural change as hybrid work, AI, and collaboration technology reshape how companies operate. Global office attendance remains around 30% below pre-pandemic levels, creating new challenges for businesses that have historically relied on large, centralized workplaces.

For India’s commercial real estate sector, the shift is particularly important because the IT and technology services industry has long been one of the biggest sources of office demand. As companies reassess how much space they actually need, landlords and workspace operators may face growing pressure to offer more flexible, adaptable, and technology-enabled workplaces.

The change is also influencing how companies plan their workforce. AI is increasingly taking over routine activities such as document preparation, analysis and coding, reducing the need for some entry-level roles. Positions highly exposed to AI automation have reportedly seen a 13% decline in entry-level hiring.

IT Hiring Trends Could Affect Office Demand

The connection between headcount and office space has traditionally been straightforward: more employees meant more desks and larger offices. That model is now becoming less predictable.

If AI-driven productivity allows companies to grow without a proportional increase in headcount, demand for additional office space could slow. This could affect large IT hubs, where commercial real estate growth has been closely linked to the expansion of technology and business services firms.

At the same time, companies are increasingly looking beyond traditional metropolitan locations. Tier-2 cities such as Indore, Coimbatore, Jaipur and Lucknow can offer lower operating costs while providing access to growing talent pools. This could create a more distributed office footprint rather than continued concentration in major metros.

Employees and Leaders Remain Divided on Office Return

Workplace expectations are also creating a difficult balancing act for employers. While 83% of CEOs reportedly expect employees to return to the office full-time by 2027, 88% of team leaders say they currently have no such plans.

Employee preferences are even clearer. Around 76% of workers surveyed say they would resign if required to work from the office five days a week. For companies operating in competitive talent markets, strict return-to-office policies could therefore create higher attrition and recruitment costs.

This tension could make flexibility an important part of both workplace strategy and employee value propositions.

Flexible Workspaces Could Gain Importance

For commercial real estate owners and REITs, the changing workplace model creates both risks and opportunities. Lower utilization could put pressure on traditional office assets, but demand for flexible and hybrid-friendly spaces could increase.

Landlords may need to rethink large fixed-floorplate models and focus more on flexible configurations, managed offices, shorter commitments, and employee-focused amenities. Coworking and managed workspace operators could benefit as businesses seek the ability to scale office capacity up or down.

The key indicators for the coming years will be office occupancy, IT hiring trends, AI-led productivity gains, and the pace of workplace decentralization. As companies balance cost efficiency with employee expectations, the office market is likely to become more flexible rather than simply smaller.
