Flexible workspace provider Incuspaze has leased 3 lakh square feet of Grade A office space across three prime Jaipur locations, marking its debut in Rajasthan. The move aligns with its strategy to expand into Tier II cities, targeting cost-conscious enterprises, startups, and GCCs while building toward a projected ₹350–400 crore revenue in FY26 and setting the stage for a future IPO.

Incuspaze has signed leases across The Edge on Tonk Road, Sitapura Campus, and GT Landmark in Malviya Nagar. This landmark leasing of nearly 3 lakh sq ft makes Jaipur its first major footprint in the state’s workspace ecosystem.

A Strategic Tier II Expansion

“Jaipur is emerging as a strategic destination for GCCs, startups, and corporates looking for cost‑efficient workspace outside metro hubs,” says Sanjay Chatrath, Co‑founder & Managing Partner at Incuspaze. The company sees deepening demand in Tier-II cities, combining affordability, infrastructure growth, and local talent pools.

National Growth & IPO Ambitions

In FY25, Incuspaze added 1.7 million sq ft across Bengaluru, Mumbai, Chennai, Pune, Delhi NCR, Lucknow, and Jaipur, taking the portfolio across 18 cities beyond 4 million sq ft. With plans to add 2 million more sq ft by December 2025 and with recent acquisitions such as TRIOS Co-working and VSKOUT, the company is projecting ₹350–400 crore revenue in FY26 to support its IPO readiness.
