India’s Flexible Office Stock Set to Reach 160 Million Sq Ft by 2030

India’s Flexible Office Stock Set to Reach 160 Million Sq Ft by 2030

India’s flexible office inventory reached 88.7 million sq ft in H1 2026 and could grow to 160 million sq ft by 2030, according to Cushman & Wakefield. Record leasing, rising enterprise demand, and AI-related requirements are driving growth, while institutional investment and international expansion are creating new opportunities for operators.

India is strengthening its position in the global flexible office market, with Cushman & Wakefield awarding it a 100% score on its Flexible Office Market Maturity Index. The index assesses factors such as market size, leasing activity, operator presence, managed office adoption and tenant demand.

The sector’s growth is also visible in workspace usage. Upflex data covering nearly 23,000 on-demand bookings shows that India’s share of global bookings rose from 2.2% in the first half of 2025 to 10.2% in H1 2026, making it the world’s second-most active market after the United States.

India’s flexible office inventory stood at 88.7 million sq ft in H1 2026, equal to 10.5% of the country’s total office stock. It is expected to cross 100 million sq ft in 2026 and reach around 160 million sq ft by 2030.

Record Leasing Reflects Rising Enterprise Demand

Flexible office operators leased 8.5 million sq ft across India’s top eight cities in H1 2026, marking their strongest first-half performance. Flexible workspaces now account for around 20% of overall office leasing in the country.

Between 2023 and 2025, operators leased 44.1 million sq ft, representing more than 720,000 seats. Managed office requirements typically ranged from 350 to 500 seats, reflecting demand from larger occupiers seeking ready-to-use workplaces.

Seat demand has also expanded sharply, rising from about 38,000 in 2020 to an estimated 300,000 in 2026. Pune, Ahmedabad and Hyderabad recorded particularly strong activity in H1 2026, with flexible operators accounting for 35%, 33% and 26% of total office leasing in these cities, respectively. Tier-II cities are also emerging as growth markets.

Operators Expand Beyond Traditional Coworking

The market is moving beyond conventional coworking towards managed offices, fit-out services and integrated workplace solutions. Operators are focusing on better-quality buildings and upgrading existing spaces to meet the needs of larger businesses.

Global capability centres (GCCs) and multinational companies are increasingly using flexible offices to enter new markets and expand their operations. AI companies are another emerging source of demand, as they often need scalable, ready-to-use workplaces that can adapt to changing space requirements.

Indian operators are also looking overseas. Smartworks has expanded into Singapore, while Table Space has proposed entering the Philippines through a strategic stake in KMC Solutions. At the same time, international providers, including JustCo and operators from the Middle East, continue to build their presence in India.

Institutional Capital Supports the Next Growth Phase

Investment is helping operators expand and consolidate their businesses. Four flexible office operators are publicly listed, with another set to make an initial public offering (IPO). Greater access to capital can support expansion, portfolio upgrades and stronger operating models.

Ramita Arora, Executive Managing Director for Bengaluru and Head of Flex, India, at Cushman & Wakefield, said, “Greater institutional participation is bringing long-term capital and discipline into the sector, while evolving occupier expectations are pushing operators towards higher-quality, more sophisticated offerings.”

She added that emerging demand pools, including AI-led businesses, are broadening and making the sector’s growth opportunity more enduring. With enterprise leasing, managed office adoption, and international expansion continuing to shape the market, flexible workspaces are becoming an increasingly established part of corporate real estate strategies.
