India’s Real Estate Draws Record $10.4 Billion Institutional Investments in 2025: JLL

India’s real estate sector recorded its highest-ever institutional investments at $10.4 billion in 2025, according to JLL. Strong office demand, platform-led deals, rising domestic capital participation, and growing interest in digital and alternative assets signal a maturing, resilient market with long-term growth potential.

India’s real estate sector reached a new high in 2025, attracting $10.4 billion in institutional investments across 77 deals, as per data analyzed by JLL. This marked a 17 percent increase over 2024 and the second consecutive year of record-breaking inflows. Beyond direct investments, platform-level commitments touched $11.43 billion over a three-to-seven-year horizon, underscoring growing confidence in India’s real estate fundamentals and its appeal as a long-term real assets destination.

Platform Deals Strengthen Long-Term Confidence

A defining trend of 2025 was the rise of platform-led investments, with nearly $11 billion tied to large-scale infrastructure and real estate platforms. High-profile deals, including the Reliance Industries–Brookfield Asset Management partnership with Digital Realty Trust under Digital Connexion, highlighted the growing importance of data centres as a core asset class. The surge reflects rising demand driven by cloud adoption, artificial intelligence, and digital consumption across industries, positioning digital infrastructure alongside offices as a key growth pillar.

Domestic Capital Takes Centre Stage

For the first time since 2014, domestic institutional investors led the market, accounting for 52 percent of total real estate investments. This marked a structural shift rather than a short-term trend. According to Lata Pillai, Senior Managing Director and Head of Capital Markets at JLL India, “The two-fold rise in core asset acquisitions shows investors are not just betting on India’s story—they are building long-term wealth.” She added that domestic capital leading the market again signals a deeper transformation in investment behaviour. REITs and InvITs contributed around $2.5 billion, while domestic private equity funds played a significant role in driving this momentum.

Equity Remains the Preferred Investment Route

Equity investments dominated institutional inflows, accounting for 83 percent of total investments in 2025. Investors increasingly favoured ownership-led strategies over debt, particularly in stabilized assets and scalable platforms offering predictable income and capital appreciation. This trend reflects confidence in asset quality, regulatory transparency, and the long-term performance of India’s commercial and flexible real estate segments.

Office Sector Reclaims Top Spot

Offices emerged as the largest investment magnet in 2025, attracting nearly $6 billion, or 58 percent of total institutional inflows. Investment volumes more than doubled year-on-year, driven by strong leasing demand, expansion of Global Capability Centres, and renewed corporate hiring. Nearly 65 percent of office investments were directed toward core, income-generating assets. Dr Samantak Das, Chief Economist and Head of Research and REIS at JLL India, noted, “Office properties have reclaimed their position as the institutional capital magnet,” with two-thirds of investments focused on prime assets.

Bengaluru Leads, Alternatives Gain Ground

Bengaluru topped the charts with a 29 percent share of total investments, supported by strong tech-driven demand and high-quality office stock. The Mumbai Metropolitan Region continued to attract capital due to its premium commercial assets, while Tier-II cities saw early interest. Alongside offices, emerging segments such as data centres, student housing, life sciences, and healthcare real estate gained traction, pointing to a more diversified and future-ready investment landscape.
