India’s commercial real estate sector recorded fresh leasing momentum with 315Work Avenue leasing 45,000 sq. ft. of managed office space in Bengaluru and Welspun One’s World Trade Centre Thane signing Novel Jewels for over 15,000 sq. ft. The deals highlight sustained demand for flexible workspaces and premium industrial distribution facilities.
India’s flexible workspace sector continues to expand as businesses increasingly seek modern, scalable office solutions. In one of the latest transactions, 315Work Avenue has leased approximately 45,000 square feet of managed office space at Bhartiya City, Thanisandra, Bengaluru. The transaction was facilitated by Colliers India, reflecting the continued strength of the city’s commercial leasing market.
The deal further reinforces Bengaluru’s position as one of India’s most active office markets, where occupiers continue to prioritise managed workspaces that offer operational flexibility, faster occupancy, and lower upfront investment than conventional office leases. As companies adopt hybrid work models and continue expanding their teams, flexible workspace operators remain an important part of the country’s commercial real estate ecosystem.
Enterprise Expansion Continues to Drive Managed Office Demand
The latest leasing transaction also reflects the growing confidence enterprises have in managed office providers capable of delivering ready-to-move-in workplaces with modern infrastructure and workplace services.
Currently, 315Work Avenue manages nearly four million square feet of office space, representing approximately 80,000 seats across 55 centres in Bengaluru, Chennai, Hyderabad, Mumbai, and Pune. Its expanding portfolio highlights the steady demand for professionally managed workspaces among startups, multinational corporations, and large enterprises looking for scalable office solutions across India’s major business cities.
The continued growth of flexible office operators is also aligned with broader workplace trends, where companies are seeking greater agility while maintaining high-quality office environments for employees.
WTC Thane Adds a New Industrial Occupier
In another significant commercial real estate transaction, World Trade Centre (WTC) Thane, developed by Welspun One, has signed Novel Jewels (NJL), an Aditya Birla Group company, for approximately 15,000 square feet within its Grade A Urban Distribution Centre (UDC).
The leased facility will support vault-enabled storage and distribution operations, demonstrating the increasing demand for specialised industrial and logistics infrastructure. As businesses continue to strengthen supply chains and improve distribution efficiency, Grade A warehousing and urban logistics facilities are becoming an increasingly important segment of India’s commercial real estate market.
The transaction also highlights how industrial assets are evolving beyond traditional warehousing by offering customised infrastructure that meets the operational requirements of high-value industries.
Commercial Real Estate Activity Remains Strong
The latest office and industrial leasing deals indicate that India’s commercial property market continues to witness healthy occupier demand across multiple asset classes. While managed office providers are benefiting from the growing adoption of flexible workplace strategies, industrial developers are seeing rising demand from companies that require modern storage and distribution facilities.
Together, these transactions demonstrate how occupier preferences are shifting towards high-quality, professionally managed commercial assets that offer efficiency, flexibility, and scalability. As businesses continue investing in workplace transformation and supply chain optimisation, both flexible workspaces and Grade A industrial developments are expected to remain key growth drivers within India’s commercial real estate sector throughout 2026.
