Redbrick Offices has leased 0.4 million sq. ft. at AP4 Tech Park in Pune’s Wagholi–Kharadi Annexe corridor. Redbrick Offices, one of India’s leading coworking and managed office providers, has leased 0.4 million square feet of office space at AP4 Tech Park in Wagholi, marking one of Pune’s largest recent commercial real estate transactions.

The development, built by Amar Builders in partnership with Pristine Properties, is a Grade A IT park spanning nearly 4 million square feet. Located within the fast-growing Kharadi Annexe corridor, AP4 Tech Park is designed to meet the needs of modern enterprises with advanced infrastructure, sustainability features, and strong connectivity to Pune’s major technology districts.

This major lease gives Redbrick a long-term presence in one of the city’s most promising commercial hubs while enabling the company to serve growing demand from global capability centres, technology companies, and multinational enterprises.

Flexible Expansion Strategy for Enterprise Clients

Redbrick Offices plans to use the newly leased space to provide premium coworking and managed office solutions tailored to the needs of enterprises and fast-growing startups.

The flexible workspace model allows companies to scale operations quickly without the long-term commitments associated with traditional office leases. This approach has become increasingly popular among GCCs, IT firms, and multinational companies looking for agility and operational efficiency.

“This lease at AP4 Tech Park marks a pivotal step in our Pune expansion, positioning us to deliver world-class workspaces amid the city’s tech boom,” Goenka said.

Redbrick Offices currently manages more than 5 million square feet of workspace across over 60 centres in major Indian cities, including Mumbai, Thane, Navi Mumbai, Pune, Delhi, Gurugram, Noida, Bengaluru, Hyderabad, Chennai, and Kolkata.

The company plans to double its managed workspace portfolio to 10 million square feet by 2028, reflecting the rapid growth of India’s flexible workspace sector.

Since pioneering its Space-as-a-Service model in 2015, Redbrick has focused on creating hospitality-driven workspaces in Grade A buildings. The company says this model helps enterprises reduce operational costs by up to 25 per cent through scale, single-vendor management, and flexible contract structures.
