Smartworks Coworking Spaces Ltd. has named Anshul Popli as Head – Product & Execution, responsible for procurement and projects across MEP, QS, and execution. Drawing on his entrepreneurial experience at Modern Intrno and an MBA from the University of Nottingham, Popli will support Smartworks’ 12.7 million sq. ft. managed office portfolio and deepen its delivery excellence.
Smartworks Coworking Spaces Ltd., India’s largest managed office platform, has appointed Anshul Popli as Head – Product & Execution. This role sits at the core of its build-out and delivery engine. In this position, he will oversee procurement and projects across mechanical, electrical, plumbing (MEP), quantity surveying (QS), and execution. The company is betting on sharper project governance and stronger site-level control to keep pace with growing enterprise demand for large, flexible, ready-to-move campuses.
Deep Execution Ownership Across MEP, QS and Fit-Out
The mandate is straightforward but demanding: align design, engineering, cost and timelines across a rapidly expanding portfolio. Popli will “lead procurement and projects across mechanical, electrical, plumbing (MEP), quantity surveying (QS), and execution,” ensuring that Smartworks’ delivery standards keep pace with its growth ambitions. His role will be central to maintaining consistency across multiple cities, vendors and asset types, from warm-shell conversions to full turnkey campuses.
Entrepreneurial Fit-Out Credibility
Before joining Smartworks, Popli founded Modern Intrno, an interior fit-out firm focused on end-to-end project delivery. There, he drove client acquisition while managing complete execution — from design coordination to handover. His tenure at Modern Intrno was marked by “alignment with design intent, adherence to quality standards, and timely completion,” a combination that Smartworks now wants to replicate directly in its large-format campuses. This entrepreneurial grounding, complemented by his Master’s degree in Business Administration and Management from the University of Nottingham, gives him both execution depth and a global business perspective.
Backing a 12.7 Million Sq. Ft. Portfolio
Smartworks has built scale that demands industrial-grade execution discipline. The company “currently serves 760+ clients across 14 cities in India and Singapore, managing 12.7 million sq. ft. with 235,000+ seats as of September 30, 2025.” Its model is to partner with developers and convert entire buildings into branded, plug-and-play campuses that blend flexibility, scalability and enterprise-grade infrastructure. On-site amenities, such as cafeterias, fitness zones, crèches, and wellness centres, are now a core part of the offer, raising the bar on design and execution complexity.
What This Means for Enterprise Occupiers
With Popli’s appointment, Smartworks aims to “further strengthen its execution capabilities and reinforce its position as the go-to platform for enterprises seeking tech-enabled, amenity-rich workspaces across India.” For occupiers, that translates into more predictable fit-out timelines, tighter cost control, and a smoother transition from lease signing to go-live. As large enterprises consolidate and upgrade into managed campuses, execution reliability will be a key differentiator — and Smartworks is clearly signalling that it intends to compete on that front.
