Smartworks has expanded its Singapore footprint beyond 50,000 sq ft with the launch of a new 15,000+ sq ft managed office at Manulife Tower in the CBD. The move targets growing demand from Fortune 500 firms and GCCs, while reinforcing the company’s international growth strategy.

Smartworks Coworking Spaces Ltd has taken another significant step in its international growth journey by expanding its presence in Singapore to more than 50,000 sq ft. The company, through its wholly owned subsidiary Smartworks Space Pte Ltd, has launched a new managed office centre at Manulife Tower, one of Singapore’s prominent commercial buildings located in the heart of the Central Business District (CBD).

The latest addition contributes more than 15,000 sq ft of premium workspace capacity and further strengthens Smartworks’ position in one of Asia’s most competitive office markets. As demand for flexible, managed office solutions continues to rise among large enterprises, the expansion underscores the company’s commitment to serving global occupiers seeking scalable, operationally efficient workplace solutions.

A Premium Workspace Designed for Enterprise Occupiers

Located within the LEED Gold- and Green Mark Gold-certified Manulife Tower, the new facility has been designed to serve a wide range of businesses, including high-growth companies, Fortune 500 corporations, and Global Capability Centres (GCCs). Positioned directly above Telok Ayer MRT station, the centre offers strong connectivity along with easy access to retail, dining, and wellness amenities.

The workspace features Smartworks’ signature managed office model, combining customised workplace design, ergonomic furniture, private meeting suites, and collaboration-focused environments. The new centre joins the company’s existing Singapore locations at Great Eastern Centre and Keppel Bay Tower, creating a broader network for enterprise clients seeking flexible office options across the city-state.

GCC Growth Continues to Drive Demand

Commenting on the expansion, Neetish Sarda, Founder and Managing Director of Smartworks, emphasised Singapore’s strategic role in the company’s regional growth plans. He said, “Singapore remains a gateway to Asia’s business community,” while noting that demand for fully serviced workspace solutions continues to grow across the market.

Sarda also highlighted the changing requirements of modern enterprises, stating, “The expansion reflects our conviction that enterprises need flexible, operational workspaces.” He added that the continued growth of GCCs and multinational corporations provides strong long-term opportunities for the managed workspace sector in Singapore and across the broader Asia-Pacific region.

Backed by Strong Financial Momentum

The Singapore expansion comes at a time when Smartworks is reporting some of its strongest business results to date. In FY26, the company recorded revenue of ₹1,796 crore, representing 31 per cent year-on-year growth. The year also marked Smartworks’ first full financial year of reported profit after tax (PAT) as a listed company, underlining the increasing maturity of its business model.

Beyond financial performance, the company achieved another industry milestone by becoming the first listed flexible workspace operator in India to surpass a 10 million sq ft operational portfolio. With profitability improving and enterprise demand remaining robust, Smartworks’ latest Singapore investment demonstrates how leading flex space providers are expanding beyond domestic markets to capture opportunities in global business hubs.

As multinational firms and GCCs continue to seek agile workplace solutions, Smartworks’ growing presence in Singapore positions the company to capitalise on the next phase of flexible workspace growth across Asia.
