Smartworks Secures 8.15 Lakh Sq. Ft. at Hiranandani’s Eastbridge, Setting a New Global Benchmark

Smartworks has taken on 815,000 sq. ft. of office space at Eastbridge, Mumbai—a major development by the Niranjan Hiranandani Group. Scheduled to go live in Q4 2026, this will become Smartworks’ largest global campus, reinforcing its campus-led strategy. Leaders from both companies call it a milestone in scale, design, and sustainability.

Smartworks Coworking Spaces Limited has finalised one of its biggest licenses yet—over 8.15 lakh sq. ft. at Eastbridge, Vikhroli (W), developed by Regalia Office Parks Private Limited, the commercial office arm of the Hiranandani Group. Located along LBS Marg, one of Mumbai’s most sought-after business corridors, the new campus is projected to launch in Q4 of CY 2026.

The addition strengthens Smartworks’ aggressive expansion strategy, as the company now operates six office campuses across India, each exceeding 500,000 sq. ft. The move reinforces the shift toward large-format, enterprise-driven workspaces—an area where Smartworks has steadily built a strong leadership position.

Smartworks Positions Eastbridge as Its Largest Managed Campus Globally

For Smartworks, the Eastbridge campus is more than a leasing milestone—it represents a definitive step toward creating large-scale, tech-enabled workplace ecosystems. Neetish Sarda, Managing Director & Founder of Smartworks, highlighted the significance of this collaboration, stating that the alliance “marks a major milestone in Smartworks’ journey,” adding that the new centre is set to become the company’s “largest managed campus globally” as it continues to “break our own records and set new benchmarks in the managed workspace segment.”

The deal underscores the company’s belief in the rising demand for integrated campuses that can deliver amenities, collaboration zones, scalability, and workplace experience at enterprise standards. With multi-tower footprints becoming a preferred choice for occupiers, Smartworks’ campus-first strategy aligns with long-term market trends in India’s flex segment.

A Shared Vision for Global-Standard Workplaces

The Hiranandani Group sees Eastbridge as a transformative development built around sustainability, employee wellbeing, and scale. Commenting on the partnership, Niranjan Hiranandani, Founder & Chairman of the Hiranandani Group, said that the association “reflects a shared belief in the future of large, people-first campuses,” adding that Eastbridge “symbolises how design, sustainability, and scale can come together to create truly global-standard workplaces.”

He emphasised Smartworks’ operational strength, calling them “the ideal partner to bring this vision to life.” The endorsement from one of India’s most prominent real estate leaders highlights the confidence institutional developers place in managed workspace operators with proven enterprise capabilities.

A Boost for Mumbai’s Evolving Corporate Landscape

As India’s financial capital continues to see heightened office activity, Eastbridge adds significant supply to a corridor known for technology hubs, financial services tenants, and enterprise-grade demand. Its location, accessibility, and large-format design position the campus to cater to growing corporate interest in flexible, scalable, and experience-driven work environments.

With this development, Smartworks not only expands its portfolio but also signals a larger industry shift—where managed campuses evolve from niche offerings to mainstream corporate infrastructure. The Eastbridge partnership sets the stage for what could become a defining template for next-generation office ecosystems in India.
