Smartworks Coworking Spaces Limited has signed a landmark 815,000 sq. ft. agreement at Eastbridge, Mumbai—developed by the Niranjan Hiranandani Group—creating the world’s largest managed office campus. With WELL and IGBC-certified infrastructure and a focus on sustainability and wellness, this project cements Smartworks’ leadership in India’s managed workspace evolution.
In a defining moment for India’s commercial real estate sector, Smartworks Coworking Spaces Limited has secured over 815,000 sq. ft. at Eastbridge, Mumbai, making it the world’s largest managed office campus. The project, developed by Regalia Office Parks, the commercial arm of the Niranjan Hiranandani Group, marks a strategic collaboration aimed at transforming how enterprises experience scale and sustainability in their workspaces.
Where Scale Meets Sustainability
Located in Vikhroli (W) along LBS Marg, Eastbridge offers an exceptional blend of accessibility and design excellence. The campus is seamlessly connected via the Central Railway, the JVLR, upcoming metro corridors, and a planned flyover that links to the Eastern Express Highway. Scheduled to become operational in Q4 2026, Eastbridge integrates WELL and IGBC-certified infrastructure, ensuring energy efficiency and holistic wellness. From amphitheatres and collaborative plazas to super-tree greenscapes and a Miyawaki forest, every element has been designed to encourage interaction, productivity, and mental wellbeing.
A Vision Beyond Conventional Workspaces
Calling this project “a milestone in our journey to redefine the future of work,” Neetish Sarda, Founder & Managing Director of Smartworks, highlighted how Eastbridge goes beyond traditional office setups. “It’s a people-first campus built for scale, sustainability, and enterprise growth,” he said, underlining Smartworks’ focus on creating environments where innovation and human experience coexist.
Echoing this sentiment, Niranjan Hiranandani, Chairman of the Hiranandani Group, emphasised the shared vision between the two companies: “Eastbridge reflects our belief in design-led, sustainable development. Smartworks’ operational excellence makes them the ideal partner to bring this vision to life.”
Expanding the Managed Campus Model
With Eastbridge, Smartworks strengthens its position as the largest managed workspace provider in Asia, now operating six campuses across India—each exceeding 500,000 sq. ft. The company’s managed campus model has become a benchmark for enterprise flexibility, combining long-term scalability with the convenience of flexible office spaces.
This development follows Smartworks’ recent expansion at Tata Realty’s Intellion Park in Navi Mumbai, reaffirming its commitment to meeting enterprise demand for integrated, tech-enabled, and sustainable work environments.
Redefining the Future of Enterprise Workspaces
Eastbridge Mumbai represents more than a real estate milestone—it signals a new era in how Indian workspaces are imagined and operated. By aligning infrastructure, sustainability, and experience, Smartworks and Hiranandani Group are setting a new global standard for managed campuses—where scale meets purpose and innovation drives every square foot.
