Playback singer Sonu Nigam has purchased two commercial units in Mumbai’s Andheri West for ₹16 crore, adding to an earlier office acquisition in the same building. His total holdings in the Aston building now stand at ₹17 crore across three units. The deals highlight continued investor interest in established commercial locations.
Playback singer Sonu Nigam has expanded his commercial property portfolio in Mumbai by purchasing two office units in Andheri West for ₹16 crore, according to property documents accessed by CRE Matrix and reported by Business Standard.
The transaction, registered on August 6, 2026, involves two first-floor commercial units in the Aston building at Sundervan Complex on Lokhandwala Road. Together, the units have a carpet area of 3,885.77 sq. ft. and include four parking spaces in the building’s basement stack parking system.
The deal attracted ₹96 lakh in stamp duty, with the purchase price significantly above the property’s ready-reckoner value of about ₹11.94 crore.
Total Aston Holdings Reach ₹17 Crore
The latest purchase follows another commercial property acquisition by Nigam in the same building just weeks earlier.
On August 6, he had also purchased a 258.33 sq. ft. ground-floor commercial unit for ₹1 crore. That transaction involved ₹6 lakh in stamp duty and a ₹30,000 registration fee.
With both transactions combined, Nigam now owns three commercial units in the Aston building, with a total acquisition value of ₹17 crore and approximately 4,144 sq. ft. of combined carpet area.
The concentration of multiple units within the same commercial asset also reflects the appeal of established office locations, where investors can build exposure to a particular building or micro-market rather than spreading purchases across different properties.
Andheri Continues to Attract Commercial Interest
Andheri West remains one of Mumbai’s established commercial and mixed-use locations, supported by residential catchments, transport connectivity and a broad business ecosystem.
For commercial property investors, factors such as location, accessibility, building quality, parking and tenant demand can influence the long-term value of office assets. Well-established micro-markets can also offer greater liquidity than less-developed commercial locations, although valuations may be higher.
Nigam’s latest purchase comes against a wider backdrop of commercial property activity in Mumbai, where offices continue to attract both occupiers and investors.
Nigam’s Broader Property Activity
The Andheri acquisitions add to a series of property transactions involving Nigam across Mumbai and Maharashtra.
Earlier in 2026, he sold land parcels in Karjat. In April, multiple parcels measuring more than 1.9 hectares were sold for a combined ₹1.95 crore, followed by another sale of 1.067 hectares for ₹95 lakh in May.
Nigam has also been active in commercial leasing. In 2025, he was reported to have leased a 4,257 sq. ft. commercial office at Trade Centre in Mumbai’s BKC for five years, with the total rent reportedly exceeding ₹12.61 crore.
The latest Andheri purchases add another example of how commercial offices are increasingly forming part of high-value property portfolios, particularly in established business districts where location and long-term market depth remain important considerations.
