Table Space Expands Hyderabad Footprint With 5 Lakh Sq. Ft. GCC-Focused Office Push

Table Space has expanded its Hyderabad portfolio by adding nearly 5 lakh sq. ft. of managed office space across HITEC City and Kokapet. The move includes a major 4 lakh sq. ft. deal at Grava Business Park, reflecting rising demand from GCCs, BFSI firms, and technology companies seeking scalable Grade-A workspace solutions.

Hyderabad’s office market is strengthening its position as one of India’s fastest-growing Global Capability Centre (GCC) hubs, and managed workspace operators are rapidly increasing their presence across the city. Flexible workspace provider Table Space has now added nearly 5 lakh sq. ft. of office space across key commercial districts, including HITEC City and Kokapet.

The expansion is led by a major 4 lakh sq. ft. transaction at Grava Business Park in Neopolis, Kokapet, making it one of Table Space’s largest managed workspace deals in Hyderabad. The project spans Towers 10 and 20 and is expected to become a major enterprise office destination in the city’s western corridor.

The latest addition reflects the growing appetite for scalable, premium office environments as multinational firms continue expanding their operations in India. Hyderabad’s strong talent base, improving infrastructure, and lower operating costs compared to other metro cities have made it a preferred destination for GCCs, particularly in technology, BFSI, AI, analytics, and life sciences sectors.

Enterprise Demand Reshapes Hyderabad’s Office Market

Table Space said the expansion aligns with rising enterprise demand in high-growth micro-markets such as HITEC City and Neopolis. Both locations have emerged as strategic office hubs due to their metro connectivity, integrated infrastructure, and growing commercial ecosystems.

Commenting on the development, Harini Adidam, Associate Executive Director Sales – Hyderabad at Table Space, said, “Key micromarkets such as HITEC City and the emerging Neopolis corridor are witnessing strong enterprise demand.”

She further added, “Our continued expansion in the corridor, which includes the landmark take-up at Grava Business Park, one of our largest managed workspace transactions, strengthens our ability to support enterprises looking to strategically scale in Hyderabad’s emerging markets.”

Grava Business Park is currently targeting LEED and IGBC Platinum certifications, highlighting the growing importance of ESG-compliant office infrastructure. The project also benefits from connectivity via the Nehru Outer Ring Road and proximity to a planned metro corridor, factors that continue to influence occupier decisions in Hyderabad’s evolving commercial real estate landscape.

HITEC City Remains a Key Enterprise Hub

Alongside Kokapet, Table Space has expanded its presence in HITEC City with approximately 50,000 sq. ft. at K. Raheja Mindspace IT Park near Raidurg Metro Station and another 48,000 sq. ft. at Aparna Technopolis near HITEC City Metro Station.

These centres will offer managed office suites, meeting spaces, collaborative work environments, and training facilities designed for enterprise occupiers and GCC clients. Industry experts believe the demand for plug-and-play office solutions is increasing as companies seek operational flexibility while maintaining premium workplace experiences.

According to JLL’s India GCC Guide 2026, Hyderabad now accounts for nearly 20–23% of India’s BFSI and analytics GCC market share. The city has also attracted growing investments from fintech, consulting, and life sciences companies, which are expanding their presence in India.

Growth Strategy Focused on High-Potential Corridors

Table Space said its Hyderabad expansion forms part of a broader growth strategy across Bengaluru, Mumbai, Pune, and other major office markets.

Commenting on the company’s long-term outlook, Nitish Bhasin, Chief Sales Officer at Table Space, said, “Hyderabad continues to deliver on core GCC priorities – scalability, cost efficiency, access to skilled talent, and pro-business policies.”

He added that enterprises are increasingly looking for “flexible and agile, enterprise-grade workplace solutions” across prime commercial corridors.
