Wipro has leased 1.7 lakh sq ft from Smartworks in Kolkata’s Sector V, marking the city’s largest flex-office deal. The space will support 3,000 employees across two Smartworks campuses. Executives from Smartworks and JLL say rising enterprise adoption of managed campuses reflects India’s shift toward scalable, tech-enabled workspace solutions.
Wipro has signed a major lease for 1.7 lakh sq ft of managed workspace with Smartworks to accommodate nearly 3,000 employees in Kolkata. Industry sources note this is Wipro’s most significant city presence outside its own Salt Lake facility, where the IT major already employs 21,000 people. Work is also progressing on Wipro’s upcoming New Town campus, set to host another 10,000 seats.
Largest Flex-Office Deal in Kolkata
The transaction covers Smartworks’ Victoria Park and Mediasiti campuses in Sector V, making it the biggest flex-office deal the city has seen. JLL India advised on the leasing process. Smartworks, which operates 14 million sq ft across 61 centres, continues to position itself as a preferred choice for large enterprise clients seeking managed workspaces.
Enterprise Demand Fuels Flex-Space Momentum
Smartworks founder Neetish Sarda highlighted the growing shift toward scalable workspace models, noting that “Enterprise adoption of managed campuses has entered a decisive phase.” He added that as flex contributes more to India’s overall office absorption, Smartworks remains focused on building integrated campuses that enable seamless expansion.
JLL’s Surekha Bihani echoed this sentiment, calling the agreement a sign of India’s “growing maturity of the flexible workspace market, where enterprises are increasingly choosing managed office solutions for scalability and operational efficiency.”

Executives point out that the IT sector’s confidence in Salt Lake Sector V continues to rise, supported by strong talent availability and robust infrastructure. Bihani said this deal demonstrates how the managed office model is becoming central to corporate real estate strategies, reinforcing Kolkata’s appeal for enterprise-grade operations.
