Brookfield India REIT Deepens Powai Presence With Rs 75.2 Crore Office Acquisition

Brookfield India REIT’s arm, Kairos Properties, has agreed to acquire office units across two floors of the Delphi building in Mumbai’s Powai. The transaction will lift its ownership from 80% to 86% on a gross leased area basis. The deal strengthens its position in Powai’s established commercial ecosystem.

Brookfield India Real Estate Trust is increasing its stake in a key Mumbai office asset through its special purpose vehicle, Kairos Properties. The company has agreed to purchase office condominium units across two floors of the Delphi building in Powai for Rs 75.2 crore.

Under an Agreement for Sale signed with an unrelated third party on September 22, Kairos will acquire units 501 to 503 and 601 to 604 on the fifth and sixth floors of Wing C. The transaction adds to the REIT’s exposure to one of Mumbai’s established commercial and mixed-use office markets.

Ownership to Rise to 86%

Following completion, Kairos’ ownership in the Delphi building, which comprises Wings A, B and C, will increase from 80% to 86% on a gross leased area basis.

The acquisition is expected to close during the third quarter of financial year 2026-27, subject to the terms and conditions of the Agreement for Sale. The boards of both Kairos Properties and Brookprop Management Services, the manager of Brookfield India REIT, have approved the transaction.

The deal is structured as a direct purchase of the specified office condominium units, adding further control over an existing commercial asset rather than introducing a new property into the portfolio.

Powai Remains a Strategic Office Hub

The Delphi building is located within Hiranandani Gardens and forms part of Downtown Powai, a large township that combines residential, commercial, and retail developments.

Powai has developed into an important mixed-use business district in Mumbai, supported by established corporate occupiers, residential communities and retail infrastructure. For office landlords and REITs, such integrated locations can provide access to a diversified tenant base and an established commercial ecosystem.

The transaction therefore builds on Brookfield India REIT’s existing presence rather than marking an entry into an unfamiliar market.

Deal Supports Portfolio Consolidation

JLL India acted as transaction advisor for the acquisition. Once completed, the purchase will give Kairos a larger ownership position in the Delphi asset and expand Brookfield India REIT’s interest in income-generating commercial real estate in Mumbai.

Brookfield India REIT is a listed real estate investment trust focused on commercial properties across major Indian markets. Its portfolio is built around office assets that generate rental income, making ownership consolidation in an established property an important part of portfolio management.

With completion targeted for Q3 FY27, the Rs 75.2 crore acquisition is set to deepen Brookfield’s position at Delphi while increasing Kairos Properties’ share of the property’s gross leased area. The transaction also highlights continued institutional interest in established office destinations within Mumbai’s wider commercial real estate market.
